A concealed-stage checklist after old roofing is removed and before underlayment covers the roof deck, focused on full exposure, sheathing or plank condition, moisture and leak evidence, support and fastening, documented replacement quantities, structural escalation, and approval to proceed.

Critical item

Old roof covering, underlayment, loose fasteners, debris, and concealed patch materials should be removed as required by the contract so the deck and critical interfaces can be evaluated before new materials are installed.

Rot, delamination, swelling, broken boards, soft areas, and active moisture are identified

Decking should provide a sound, dry, compatible fastening substrate for the selected system. Deteriorated or wet material and the water source should be evaluated rather than simply covered.

Deck support, panel edges, plank gaps, fasteners, and surface plane suit the roof system

Sheathing or boards, spans, thickness, edge support, gaps, fastener condition, transitions, and surface plane should comply with the adopted requirements, approved repair details, and selected roof-covering instructions.

Underlayment should begin only after deck corrections are complete, required inspections have passed or been documented, exposed work is dry enough for the selected materials, and the project record preserves concealed conditions.

Use this checklist immediately after tear-off exposes the roof deck and before underlayment or new roofing conceals it. It is not a structural engineering inspection. Do not walk a steep, wet, fragile, icy, or otherwise unsafe roof. Use ground-level observation, attic access where safe, dated contractor stage photos, permit inspections, and a qualified independent roof inspector when direct access is needed.

  • Approved sheathing or plank-deck requirements for the selected roof covering and manufacturer
