Asbestos & Lead Assessment

Homes built before 1978 may contain lead paint. Testing required before renovation work that disturbs painted surfaces. EPA RRP Rule applies to contractors.

1. Check home age — if built before 1978, assume lead paint until tested

2. Use EPA-approved test kits or hire a certified lead inspector

3. Test all painted surfaces that will be disturbed during renovation

4. Check window sills and frames (highest lead concentration areas)

5. Test exterior paint, especially on trim and siding

6. Verify contractor is EPA RRP (Renovation, Repair, Painting) certified

7. Check for peeling or chipping paint — immediate hazard, especially with children

- Not testing before renovation in pre-1978 home

- Using uncertified contractor for lead paint disturbance

- Sanding or scraping lead paint without containment (creates toxic dust)

- Children present during lead paint work

- Peeling paint in pre-1978 home ignored

- Improper disposal of lead-contaminated debris

Homes built before 1980 may contain asbestos in floor tiles, insulation, siding, roofing, and pipe wrap. Testing by accredited lab required before disturbance.

1. Check home age — pre-1980 homes have higher asbestos risk

2. Common locations: 9x9" floor tiles, pipe insulation, popcorn ceilings, cement siding, duct insulation

3. Do NOT disturb suspected materials — have them tested first

4. Hire an accredited asbestos inspector for sampling

5. Check for damaged or friable (crumbly) materials — immediate hazard

6. Verify any planned renovation work has asbestos survey completed

7. If asbestos found: hire licensed abatement contractor — NOT a regular renovation contractor

- Disturbing asbestos without testing (demolishing old floor tiles, removing popcorn ceiling)

- DIY removal of asbestos materials (illegal in many jurisdictions)

- Not testing before renovation in pre-1980 home

- Damaged asbestos insulation left exposed

- Using unqualified contractor for asbestos removal

- Improper disposal of asbestos waste
