Irrigation System Inspection

Backflow preventer required by code to protect potable water supply. Must be tested annually. Type depends on local requirements.

1. Verify backflow prevention device is installed (required by code)

2. Check device type meets local requirements (PVB, RPZ, or double-check valve)

3. Verify device is installed at proper height (PVB must be 12" above highest head)

4. Check for test ports — device must be testable

5. Verify annual test certification is current

6. Check for leaks at the device

7. Verify main shut-off valve is accessible and functional

- No backflow preventer installed (code violation, contamination risk)

- Wrong type for the application

- Device installed too low

- No annual testing

- Leaking at device

- Shut-off valve seized

Each zone should provide head-to-head coverage. No dry spots or excessive overlap. Heads should not spray onto buildings, walks, or streets.

1. Run each zone individually — walk the area and check for dry spots

2. Verify head-to-head coverage (each head throws water to the next head)

3. Check that no heads spray onto the house, sidewalk, driveway, or street

4. Verify pop-up heads are flush with grade when retracted

5. Check for broken or tilted heads

6. Verify drip zones have proper flow and no dry spots

7. Check that matched precipitation rate heads are used within each zone

8. Run all zones and check water pressure — last zone should still have adequate pressure

- Dry spots between heads (insufficient coverage)

- Heads spraying onto buildings or pavement

- Mismatched head types on same zone (uneven watering)

- Broken or clogged heads

- Pop-up heads not retracting (trip hazard, mower damage)

- Too many heads per zone (low pressure, poor coverage)

Controller should be properly programmed for the landscape needs. Rain sensor required in many jurisdictions. Smart controllers recommended for water conservation.

1. Verify controller is properly mounted and protected from weather

2. Check programming — appropriate run times for each zone (turf vs. drip vs. shrubs)

3. Verify rain sensor is installed and functional (required in many areas)

4. Test manual operation of each zone from the controller

5. Check wire connections at controller — should be secure and labeled

6. Verify battery backup works (programming saved during power outages)

7. Check watering schedule — should follow local water restrictions

- No rain sensor (wastes water, may violate local ordinance)

- Overwatering (too long run times)

- All zones on same schedule (turf and drip have different needs)

- Wires not labeled (impossible to troubleshoot)

- No battery backup (loses programming in power outage)

- Controller in direct weather exposure
