Fence Installation Inspection

Posts must be set at proper depth (typically 1/3 of total post length, minimum 24"). Concrete footings recommended. Posts must be plumb.

1. Verify post depth — minimum 24" or 1/3 of post length, whichever is greater

2. Check that posts are set in concrete (minimum 8" diameter hole)

3. Verify posts are plumb using a level on two sides

4. Check post spacing — typically 6 to 8 feet on center

5. Verify corner and gate posts are larger or double-posted for extra strength

6. Check that concrete crowns slope away from posts (sheds water)

7. Verify post material is rated for ground contact (pressure-treated or cedar/redwood)

- Posts not deep enough — fence leans over time

- No concrete around posts

- Posts not plumb

- Gate posts same size as line posts (should be larger)

- Concrete pools water around post base

- Untreated wood in ground contact

Rails must be level, properly attached to posts. Fence should follow grade contour or be stepped. Panels should be consistent.

1. Sight along the fence line — should be straight with no wavering

2. Check that top rail is level between posts (or follows grade evenly)

3. Verify rails are properly attached — brackets, screws, or dado joints (not just nails)

4. Check picket spacing — should be consistent throughout

5. Verify pickets are plumb (vertical)

6. Check clearance at bottom — 2" to 4" above grade (prevents rot, allows drainage)

7. Inspect for fence on property line — verify survey markers if applicable

- Fence not straight (crooked line between posts)

- Top not level or not following grade smoothly

- Inconsistent picket spacing

- Pickets touching ground (rot)

- Rails nailed instead of bracketed (pull out over time)

- Fence on neighbor's property

Gates must open and close smoothly, latch securely, and not drag on the ground. Pool fences require self-closing, self-latching gates.

1. Open and close the gate — should swing freely without dragging

2. Check gate latch — should catch and hold securely

3. Verify gate does not sag — diagonal brace should go from bottom hinge to top latch side

4. Check gate clearance — bottom should clear the ground by 2" minimum

5. For pool fences: verify gate is self-closing and self-latching (latch at top, at least 54" high)

6. Check hinges — should be heavy-duty and properly aligned

7. Verify gate width is adequate (minimum 36" for walk gates, wider for vehicle access)

- Gate drags on ground

- Gate sags (missing or wrong-direction diagonal brace)

- Latch does not hold — gate blows open

- Pool gate not self-closing (code violation)

- Hinges undersized — gate sags from weight

- Gate too narrow for intended use
