Interior Door Inspection

Doors should open and close smoothly, latch properly, and have consistent gaps around the frame. Door should not swing open or closed on its own.

1. Open and close the door — should move smoothly without rubbing or sticking

2. Check gaps around the door — should be consistent (about 1/8" at sides and top)

3. Verify the door does not swing open or closed on its own (indicates frame is not plumb)

4. Check latch engagement — door should latch securely when closed

5. Verify strike plate is properly aligned (door doesn't rattle when latched)

6. Check door stops — properly positioned, not missing

7. For pocket doors: should slide smoothly and stay in any position

8. Check bottom gap — 1/2" to 3/4" above floor or carpet

- Door rubs on frame (frame not square or door warped)

- Door swings on its own (frame not plumb)

- Latch doesn't catch (strike plate misaligned)

- Inconsistent gaps around door

- Door rattles when latched (strike plate needs adjusting)

- Bottom drags on carpet

- Pocket door falls off track

Hardware should match throughout the house. Door surface should be clean and undamaged. Hinges should be tight.

1. Check all hardware matches (same style and finish throughout the house)

2. Verify hinges are tight — door should not sag when lifted at the handle end

3. Check lockset operation — turns smoothly, privacy locks lock and unlock

4. Inspect door surface — no dents, scratches, or paint drips

5. Check casing (trim) around door — tight joints, no gaps

6. Verify hinge screws are not stripped

7. For bathroom/bedroom doors: verify privacy lock works and can be unlocked from outside (emergency)

- Mismatched hardware styles or finishes

- Sagging door from loose hinges

- Privacy lock doesn't work

- Scratches or dents on door face

- Gaps in casing joints

- Stripped hinge screw holes (common in new construction)
