Facade Insulation (ETICS) Inspection

Insulation boards must be properly adhered and mechanically fastened. Joints staggered (brick pattern). No gaps between boards.

1. Check board attachment — both adhesive and mechanical fasteners (anchors) required

2. Verify board pattern — joints must be staggered (brick bond), not running bond

3. Check for gaps between boards — should be tight with no voids

4. Verify correct insulation type and thickness per energy requirements

5. Check around windows — boards should butt tightly to frames

6. Verify boards are flat — no bumps or unevenness

7. Check corner detail — boards should interlock at corners (alternating overlap)

- Boards not mechanically fastened (adhesive alone may fail)

- Straight joints (cracking follows joints)

- Gaps between boards (thermal bridges, visible as damp patches)

- Boards not flush around windows

- Corner boards not interlocked (weak point)

- Wrong insulation thickness for energy requirements

Render must embed reinforcing mesh fully. Surface finish must be uniform. All details (window reveals, drip edges, baseboards) properly executed.

1. Check render surface — should be smooth and consistent with no visible mesh

2. Verify mesh is fully embedded in base coat (not visible through finish)

3. Check corners — should have corner profiles (mesh angle beads)

4. Verify drip edges above windows and at string courses

5. Check base/plinth detail — should be impact-resistant render and insulation

6. Inspect color and texture consistency

7. Check for cracks — any cracking indicates installation issues

8. Verify all penetrations (pipes, cables) are properly sealed

- Visible mesh through render (too thin application)

- Cracks in render (board joints, impact, or shrinkage)

- No corner profiles (vulnerable corners)

- Missing drip edges (water stains below windows)

- No impact-resistant base (damage at ground level)

- Inconsistent color or texture

- Penetrations not sealed
