Soil testing and amendment

Critical item

Submit a soil sample to the local cooperative extension or a certified soil lab to test pH, nutrient levels (nitrogen, phosphorus, potassium), and organic matter content. The ideal lawn soil pH is 6.0-7.0. Amend with pelletized lime to raise pH or eleite sulfur to lower pH, following the lab's recommended application rates. Add 2-4" of compost to increase organic matter content if below 3%. Soil test results guide all subsequent amendment decisions.

Rough grading and drainage

Grade the entire lawn area to slope away from the foundation at a minimum of 1-2% grade (1-2" drop per 10' of distance). Fill low spots that collect standing water and remove all rocks and debris larger than 1" from the surface. Create smooth contours that allow easy mowing without scalping. Avoid creating berms or pockets that trap water against the foundation or in the middle of the lawn.

Soil preparation and fine grading

Critical item

Till the top 4-6" of soil to break up compaction and incorporate amendments from the soil test. After tilling, fine grade with a landscape rake to create a smooth, uniform surface free of clumps and footprints. Firm the surface with a half-filled lawn roller to establish seed-to-soil contact without creating compaction. The final surface grade should sit approximately 1" below the level of adjacent walkways, driveways, and edging to accommodate the sod thickness or soil settling after seeding.

Seed or sod installation

For seeding: spread seed at the label-recommended rate using a broadcast or drop spreader in two perpendicular passes for even coverage. Lightly rake to cover seed 1/4" deep, then apply a thin layer of straw mulch (1 bale per 1,000 sq ft) to retain moisture. Apply starter fertilizer (high phosphorus, such as 10-18-10) at the same time. For sod: lay pieces in a brick-bond pattern with tight seams, stagger end joints, and press edges firmly together. Roll sod with a water-filled roller to ensure full root contact with the soil.

Initial watering schedule

Critical item

Keep newly seeded or sodded areas consistently moist (not waterlogged) for the first 2-3 weeks. For seed: water 2-3 times daily in light applications (5-10 minutes per zone) to keep the top 1" of soil moist without washing seed away. For sod: water once daily for 30 minutes per zone to moisten the soil 3-4" deep beneath the sod. Gradually reduce watering frequency over weeks 3-6, transitioning to deeper, less frequent watering (1" per week total) to encourage deep root growth.

Establishment care and first mowing

Perform the first mowing when grass reaches 3-4" in height, cutting to 2.5-3" (never remove more than one-third of the blade length in a single mowing). Use a sharp mower blade to prevent tearing young grass plants. Avoid heavy foot traffic on seeded lawns for 4-6 weeks and on sodded lawns for 2-3 weeks to allow root establishment. Apply a balanced fertilizer 4-6 weeks after germination for seed, or 3-4 weeks after installation for sod.
