Leak identification and tracing

Critical item

Per NRCA (National Roofing Contractors Association) guidelines, roof leaks must be traced from the interior stain to the actual roof penetration point. Water can travel along rafters, sheathing, and pipes for considerable distances. Systematic tracing works from the stain upward to the roof surface. Electronic leak detection or infrared scanning may be required for flat roofs.

Flashing repair

Critical item

Per NBC (National Building Code of Canada) R905 and NRCA guidelines, damaged or deteriorated flashing must be replaced, not just sealed over. Step flashing, counter-flashing, pipe boots, and valley flashing are the most common leak sources. Replacement flashing must match or exceed the gauge and material of the original. Flashing must integrate properly with surrounding roofing material.
